Condo inspection in Vaughan and Toronto

Your unit is yours to fix. Know its condition before you buy.

What I inspect in a condo

  • Electrical panel, outlets and GFCI protection
  • Plumbing supply and drains, shut-off valves and signs of past leaks
  • Heating and cooling: fan coils or heat pumps, filters, condensate drains
  • Water heater, if the unit has one
  • Windows, balcony door seals and signs of condensation
  • Kitchen and bath exhaust, appliances that are part of the sale
  • Floors, walls, ceilings and doors

Plumbing to watch for

Many GTA condos built between roughly 1995 and 2007 used Kitec plumbing, a product that was recalled and that many insurers now ask about. If I see it, I'll note it in the report.

What a condo inspection doesn't cover

Common elements like the roof, the garage and the building's mechanical systems belong to the condo corporation. I'll point out anything that looks like a building-wide issue, so your lawyer can check the status certificate and reserve fund study.
