Roof inspection in Vaughan and the GTA

What I check on a roof

• Roof covering: asphalt shingles, metal, tile, flat and built-up roofs. Missing, curled, cracked or granule-worn shingles, exposed nails, blisters and ponding.
• Flashing: step and counter flashing at walls, kickout flashing, valleys, drip edge, and the flashing around chimneys, skylights and plumbing vent boots.
• Penetrations: vents, stacks, skylights and chimneys, including chimney crowns, caps and visible flues.
• Drainage: gutters, downspouts and where the water goes once it leaves the roof.
• The attic underneath: stains on the sheathing, daylight, ventilation, insulation and bathroom fans venting into the attic. Many roof problems show up here first.

How I inspect it

I walk the roof when it's safe to do so, and I hold a Working at Heights certificate. When a roof is too steep, wet, or made of a material that breaks under foot, like clay tile or slate, I inspect it from a ladder at the eaves and from the ground, and the report says exactly how it was inspected. That's what the InterNACHI® Standards of Practice require.

When to book a roof inspection

• You're buying a home and want a closer look at an older roof
• After a wind, hail or ice storm
• You have a leak or a stain on the ceiling and want to find the source
• Before getting quotes, so you know what actually needs doing

I don't do roofing work, so I'm not trying to sell you a new roof. You get an honest opinion and photos you can show any roofer.
