A visual inspection of the accessible parts of the house: roof, exterior, foundation and structure, attic and insulation, plumbing, electrical, heating and cooling, interior, windows, doors and garage, following the InterNACHI® Standards of Practice.

Most houses take 2 to 3 hours. Condo apartments are usually faster; large or older homes take longer.

I charge a flat rate by type of home, confirmed before booking. Large homes and homes built before 1975 may cost more because they take longer.

It's not required, but it's worth it. The walk-through at the end is the best time to ask questions.

Usually within 24 hours, by email, with photos and findings sorted by urgency.

Yes. New homes have defects too, and the Tarion warranty only covers what you report on the right form before the deadline.

Yes. I inspect the unit and its systems, and I'll point out anything that looks like a building-wide issue for you to raise with the condo corporation.

Ontario does not currently license home inspectors; the 2017 Home Inspection Act was never brought into force. That's why credentials matter: I'm an InterNACHI® Certified Professional Inspector® and follow its Standards of Practice and Code of Ethics.

Yes. The written report is in English, and I can walk you through it in Spanish, in person or by phone.

No. The InterNACHI® Code of Ethics doesn't allow inspectors to repair homes they inspect, so my findings are never a sales pitch.

No. An inspection isn't a pass or fail. It tells you the condition of the house so you can decide, negotiate or plan repairs.
