How that compares with the GTA

Published Toronto price guides list most home inspections between roughly $350 and $600, with large or older homes going higher. The price you pay usually depends on the size and age of the house, the inspector's experience and any add-ons.

What's included in the price

  • Roof, flashing, chimney and gutters
  • Attic, insulation and ventilation
  • Foundation, structure and basement, including signs of water and moisture
  • Electrical panel, outlets and GFCI protection
  • Plumbing, water heater and visible piping
  • Furnace and air conditioning
  • Windows, doors, interior, garage and exterior grading
  • A clear report with photos, the same day, and a walk-through at the end so you understand every finding

What is not included

A standard home inspection is visual and non-invasive. Swimming pools, septic systems, wells, mould sampling and asbestos testing are separate specialist services. Anything hidden behind walls, under flooring or blocked by stored items can't be seen, and the report says so.

Is a cheaper inspection worth it?

The inspection is usually the smallest cost in buying a home, and a single finding (a roof near the end of its life, a failing furnace, water in the basement) can be worth thousands in negotiation. Choose an inspector by certification, experience and sample reports, not only by price.
