Pre-offer inspection or conditional inspection: which should I do in the GTA?

If the home has an offer date and you expect competing offers, a pre-offer inspection lets you submit a firm offer knowing the home's condition. If there is no offer date or the market is slower, a conditional inspection (usually a few business days after acceptance) protects you better, because you only pay for it once your offer is accepted and you can still walk away.

First, what each option means

Pre-offer inspection: you arrange the inspection before you submit an offer, with the seller's permission, usually through your agent. You then decide whether to offer, how much, and whether to go firm.

Conditional inspection: your offer includes a home inspection condition. Once the seller accepts, you have a set window, often around three to five business days in the GTA, to inspect and decide. If you are not satisfied, you can let the condition expire or not waive it, and the deal ends. Conditions must be waived or fulfilled in writing before the deadline.

Work through these four questions

1. Is there an offer date?

Many GTA listings, especially detached and semi-detached homes in Vaughan, Toronto and Mississauga, are listed with a set offer night. In that setup, sellers often prefer clean, firm offers. A conditional offer may lose to a firm one even at a similar price. If you want to compete, a pre-offer inspection is usually the way to do it safely.

2. Has the seller already provided a pre-listing inspection?

If there is one, read it, but remember who ordered it. You can still book your own inspection if you want an independent opinion, or ask me to look at specific items in the seller's report.

3. How many homes are you bidding on?

The downside of pre-offer inspections is cost: if you lose the bid, the money is spent. If you are making offers on several homes, a conditional approach (when the market allows it) may save you money. If you have narrowed it to one home you really want, a pre-offer inspection is money well spent.

4. Can you get access in time?

Pre-offer inspections happen on a tight schedule between listing and offer night. GL Inspections books from 8 am to 8 pm and delivers the photo report the same day, so you can review it with your agent before you sign anything.

My take as an inspector and builder

I have spent 17 years framing and renovating GTA homes, and in a pre-offer inspection I focus on what changes the price: roof covering, foundation and basement water signs, the electrical panel, heating equipment age, and the quality of recent renovations. Whichever route you choose, the inspection itself is the same: about 2 h 30 min on site, a walk-through at the end and a photo report the same day. Prices are flat; see the cost guide, or read more about pre-purchase inspections and how the inspection condition works.

General information, not legal advice; confirm your offer terms with your agent and lawyer.

pre offer inspection worth it?

Yes, if there's an offer date and you plan to bid firm on a home you really want. If you might lose the bid, remember the fee isn't refunded.

how many days for home inspection condition ontario

It's negotiated in your offer, but around three to five business days is common in the GTA.

can i do an inspection if the seller already has one

Yes. A seller's report is a useful start, but you can book your own independent inspection with the seller's permission.

can you do a pre offer inspection same day

Often yes, depending on access. I inspect from 8 am to 8 pm and send the photo report the same day.

what if i already went firm

You can still inspect to plan repairs, but a firm deal generally doesn't let you back out because of the findings. Talk to your lawyer about your agreement.
