Vaughan has almost every kind of housing in the GTA: established neighbourhoods in Woodbridge and Thornhill, 1990s and 2000s subdivisions in Maple and Vellore, large new builds in Kleinburg, and high-rise condos around the Vaughan Metropolitan Centre. Each one comes with its own list of things to check.
What I often look at here
- Finished basements: many were finished after the original build. I look for signs of moisture behind finishes, egress windows in basement bedrooms and how the work ties into the original structure.
- Newer homes still under Tarion warranty: PDI, 30-day and year-end inspections for homes from the last few years.
- Condos near the VMC: unit systems, balcony doors and windows, and anything that looks like a building-wide issue.
- Grading and drainage: on newer lots, soil settles around the foundation and can slope water toward the house.
