How long does a roof last in Ontario, and how do I know it needs replacing?
Most asphalt shingle roofs in Ontario last about 15 to 20 years with basic 3-tab shingles and roughly 22 to 30 years with architectural (laminated) shingles, and less when the attic is poorly ventilated. A roof is near the end when shingles curl, crack or go bald from granule loss, tabs lift in the wind, flashings fail or the roof deck starts to sag.

Typical lifespans at a glance
Almost every house, semi and townhouse in the GTA has an asphalt shingle roof, so that's what this guide focuses on. Real-world numbers vary with the product, the installer and the attic below, but these ranges are a fair starting point:
- 3-tab shingles (flat, uniform look, common on roofs installed before the 2000s): about 15 to 20 years.
- Architectural or laminated shingles (thicker, dimensional look, standard on most newer GTA homes): about 22 to 30 years.
- Premium or designer shingles: about 30 to 35 years.
Notice that the "lifetime" on a shingle wrapper is a warranty term, not a promise that the roof will last your lifetime.
The life of a shingle roof, stage by stage
Years 0 to 5: settling in
Some loose granules in the eavestroughs are normal on a new roof. What matters here is installation: shingles lying flat, tabs sealed down, proper flashing at walls and chimneys, and a drip edge at the eaves. Most early leaks are installation or flashing problems, not worn-out shingles.
Years 5 to 15: the quiet middle
A well-installed roof over a well-ventilated attic usually just works. This is the time to keep eavestroughs clean, replace the odd shingle after a windstorm and check the rubber boots around plumbing vents, which often crack before the shingles do.
Years 15 to 20: the turning point
Granule loss speeds up. Once the asphalt underneath is exposed, the sun dries it out and cracking follows. A 3-tab roof is often at the end of its life here; an architectural roof may still have years left. Start budgeting.
Year 20 and beyond: borrowed time
Look for curled or cupped edges, cracked tabs, bald patches, shingles missing after storms and dark streaks of exposed mat. Some insurers also start limiting coverage or asking more questions once a roof passes about 20 years, so check with your broker before you buy.
What shortens a roof's life in the GTA
- Poor attic ventilation. A hot attic in summer and a warm, damp one in winter can take years off the shingles and feed ice dams. See my guide on attic ventilation and ice dams.
- Freeze-thaw and ice dams along the eaves, especially on homes with heat leaking into the attic.
- Sun exposure. Slopes that face the afternoon sun often wear first.
- Installation shortcuts such as high nailing or a second layer of shingles over the first.
What I look at during a roof inspection
As a carpenter who has framed and renovated GTA homes since 2009, I don't stop at the shingles. I look at the roof surface from safe vantage points, then go into the attic to check the underside: the sheathing for stains or delamination, sagging between rafters or trusses, daylight at penetrations and the ventilation. Outside, I check flashings at chimneys, walls and skylights, valleys, vent boots and the eavestroughs. If something needs a closer look, I'll recommend further evaluation by a licensed roofer. Snow can hide the surface, which is one of the limits explained in my guide to inspections in winter.

Questions people ask
how long do shingles last in ontario
Typically about 15 to 20 years for 3-tab shingles and 22 to 30 years for architectural shingles. Poor attic ventilation and installation shortcuts can shorten that.
is a 20 year old roof bad
Not automatically, but it's close to or past the end for 3-tab shingles. Have it inspected and budget for replacement in the next few years.
can a home inspector tell how old the roof is?
An inspector can estimate the stage of wear from its condition, but not the exact age. The installation invoice from the seller is the best proof.
granules in my gutter does that mean i need a new roof
A little is normal, especially on a new roof. Heavy granule loss with bald or dark patches on an older roof is a sign it's wearing out.
will insurance cover an old roof
It depends on the insurer. Some limit coverage or ask more questions once a roof passes about 20 years, so call your broker before you firm up.
