How long does a home inspection take, and when do I get the report?
With GL Inspections, the on-site inspection takes about 2 hours 30 minutes, followed by a walk-through of the findings. Your photo report is delivered the same day, organized by system, with each issue described and photographed.

Inspection day, hour by hour
Conditional periods in the GTA are short, so timing matters. Here is roughly how a typical inspection day runs with me, from booking to the report in your inbox. The times are approximate and shift with the size and layout of the home.
Before the day: booking
You book online, or by phone, WhatsApp or website chat (I answer messages 24/7). Inspections run between 8 am and 8 pm, which helps when your agent is juggling a tight condition date. The listing agent arranges access with the seller.
0:00 to 0:45 — outside and roof
I start outside while there is the most light: roof covering, flashing, gutters and downspouts, siding and brick, windows, doors, decks, railings, and grading around the foundation.
0:45 to 1:45 — systems and structure
Next come the basement and foundation, the furnace, air conditioning (when the weather allows), water heater, plumbing fixtures and drains, and the electrical panel. This is where most of the important findings usually show up.
1:45 to 2:30 — interior and attic
I go room by room: floors, walls, ceilings, stairs, a representative number of windows and doors, outlets, bathrooms and kitchen fixtures. The attic, where it is safely accessible, tells me a lot about insulation, ventilation and roof leaks.
End of the visit — walk-through
Then I walk you through what I found, in plain English or Spanish. You can ask questions while we stand in front of the item. If you can, be there for this part; see should I attend my home inspection.
Same day — the report
Your photo report arrives the same day, so you and your agent have it in hand well before the condition deadline.
What's inside the report
- Summary of key findings, so the important items aren't buried
- Section for each system: roof, exterior, structure, heating, cooling, plumbing, electrical, fireplace, attic, interior
- Photos of each issue, with a clear description of what I saw and where
- Recommendations: repair, monitor, or have a specialist evaluate further
- Descriptions required by the InterNACHI Standards of Practice, such as roof covering type, heating energy source and the main water shut-off location
- Limitations: anything I couldn't see or operate, such as a snow-covered roof or a locked room, and why
What the report won't include
The InterNACHI standards exclude repair cost estimates and predictions of how many years a component has left. The report tells you the condition today; for prices, get contractor quotes. For more on the limits, read what home inspectors don't check.
Does the property type change anything?
A condo unit has no roof or foundation for me to inspect, while a detached house has every system plus the lot. Pricing follows property type; see the cost guide. Ready to schedule? Book your inspection.
